Maintenance / Make-Ready Technician

JOB SUMMARY:
Maintenance Technician will be responsible, under the direction of the Maintenance Supervisor, for the overall maintenance of all ASD’s facility assets and areas related to the day-to-day operation of each community.

This job may require the Technician to work and/or be scheduled for more than 40 hours per week. Additionally, the Technician is required to cover a rotating “on-call” period in which he/she will be required to maintain 24-hour availability.

ROLES & RESPONSIBILITIES:
1. Responsible for coordination of all maintenance and repairs to individual units of AIDS Services of Dallas’ facility assets. This may include but not limited to:
a. General electrical, plumbing, carpentry, masonry and painting
b. Working knowledge of various HVAC systems and be able to diagnose problems and make small repairs such as thermostat replacement, contactor replacement, etc.
c. Repair and treat structures such as showers, sinks, appliance, doors/cabinets, wall (including texture) and building exteriors.

2. Maintains and operates all equipment assets owned or operated by ASD such as but not limited to, overall maintenance equipment/tools, grounds maintenance equipment, vehicles, etc.

3. Maintains and operates appliances, including stoves, refrigerators, washers, dryers, water heating units, dishwashers, HVAC units.

4. Coordinates grounds maintenance of all ASD properties, including ground pick, sweeping and light landscape.

5. Maintains inventory identification, collection, distribution, allocation and record control.

6. Responsible for make-ready units as directed by the Maintenance Supervisor.

7. Works closely the Maintenance Supervisor in scheduling and completing preventative maintenance

8. Responsible for “on-call” 24-hour emergency maintenance, as needed.

9. Other duties may include:

a. Assisting the Volunteer Coordinator in picking up agency donations.

b. Support the Agency’s Development Department. This may include such task as delivering supplies, event support staff, picking up or delivering donations.

10. Participates in ongoing training and development as directed by the Maintenance Supervisor.

11. Attends meetings and performs other duties as required

12. Agrees to participate in any and all Quality Management activities

13. Must physically work on site.

QUALIFICATIONS:

Must hold a high school diploma or equivalent and must be able to read and interpret written instructions in English. Must also have a proven record regarding problem-solving and diagnostic skills. The Maintenance Tech should have a basic knowledge of construction and mechanical repairs and/or the abilty to conduct online/book research.
Property or maintenance-related experience is required. Must be physically able to frequently lift, push, pull or otherwise move objects weighing a minimum of fifty (50) pounds and up to 100lbs on occasion.

This position requires basic computer skills, up to and including the ability to input, document and record transactions within the agency work orders system.

This position requires prolonged walking or standing, and frequent bending, stooping, kneeling and reaching on a daily basis. Requires a full range physical motion with all extremities in order to operate manual, electric and/or gasoline-powered equipment, machinery and hand tools. It requires the ability to access facilities and areas which may only be accessible by climbing stairs or by climbing ladders. Must be able to move throughout assigned areas as well as work outdoors year-round.

Must be able to assist with emergency evacuation procedures. Must be able to negotiate stairways and to access emergency alarm equipment immediately. Sensitivity to culturally, racially and sexually diverse client, staff and volunteer populations is essential.

The technician must possess and maintain a valid driver’s license. Furthermore, the Technician must be able to be insured on the agency’s commercial auto insurance. Failure to maintain insurance will be grounds for termination.
