Area Property Manager

Summary of Position:

Under the supervision of the President & CEO, the Area Property Manager will be responsible for the site supervision and overall property management functions of the properties assigned within the Zamora Management , LLC portfolio.

Duties and Responsibilities Summary:

  • Housing Quality and Occupancy Management

o Ensure all properties meet housing quality standards.

o Maintain high occupancy rates and manage tenant relations.

  • Financial Performance and Reporting

o Achieve financial goals and report on the property’s financial status, including occupancy and expiring leases, to the management team.

o Prepare and manage budgets, ensuring financial health of the portfolio.

  • Regulatory Compliance and Relationship Management

o Ensure property compliance with all regulatory and legislative requirements.

o Establish and maintain relationships with financial entities, partners, and regulatory agencies such as the U.S. Department of Housing and Urban Development (HUD), state finance agencies, and other applicable entities.

o Interact as needed, securing approvals as required.

  • Supervision and Staff Management

o Oversee and supervise Property Managers and the Maintenance department.

o Provide leadership and support to site staff, fostering a positive and productive work environment.

  • Capital Improvements and Maintenance Oversight

o Ensure Capital Improvements are completed as budgeted or as needed, including obtaining bids, walking with contractors, and reviewing quality of work.

o Work with the Maintenance Supervisor to ensure properties are ready for all regulatory inspections.

o Travel regularly between properties to oversee and ensure maintenance standards.

  • On-Site Presence

o Maintain a physical presence on-site to manage daily operations and address any immediate issues.

  • Additional Duties

o Perform any other additional duties as assigned by the President & CEO

Qualifications:

  • Minimum of ten years of on-site property management experience, preferably within low-income or affordable housing.
  • Familiarity with social services and community resources.
  • Working knowledge of HIV/AIDS issues is beneficial.
  • Strong organizational skills and ability to work independently and as part of a team.
  • Excellent communication skills, problem-solving, and decision-making abilities.
  • Ability to access all properties, including those without handicapped accessible features.
  • Must be able to negotiate stairways and access emergency alarm equipment.
  • Racial and cultural sensitivity is essential.
  • Valid driver’s license required.

Plan for Continued Training:

  • The incumbent will participate in all agency training and development programs and will maintain continuing education requirements for continued certifications.

Work Hours:
Regular office hours are 8:30 a.m. to 5:00 p.m. Monday through Friday
